What's included

Everything a self-managing landlord's books actually need

Not a ledger you have to interpret yourself — bookkeeping that stays current, plus a team and an AI layer that tell you what to do with it.

Daily bookkeeping & reconciliation

Transactions categorized and reconciled continuously, not batched at month-end — your numbers are always current, not reconstructed at tax time.

Live portfolio dashboard

See which properties are actually driving your returns — cap rate rankings, NOI trends, and cash flow across your whole portfolio, updated automatically, so you always know where you stand instead of reconstructing it from statements.

Receipts pulled from your inbox

Connect Gmail once and receipts collect themselves — the hardware store, the plumber, the utility, the software subscriptions — each matched to the transaction it belongs to. No forwarding, no photographing, no reconstructing a year of spending every spring.

A trained Virtual Assistant

Someone who knows real estate bookkeeping — not a generalist learning your portfolio from scratch. They handle the day-to-day so you don't have to become an accountant to self-manage well.

Dr. Cashflow — AI Portfolio Advisor

Increase cashflow. Reduce costs. Make smarter moves.

Dr. Cashflow watches your portfolio the way an experienced operator would — spotting rent upside, flagging spending trends, and surfacing the insights that let you act before an opportunity closes.

📈
Rent optimization

💰
Expense intelligence
Spots vendor spending trends, recurring cost spikes, and categories where your numbers are drifting — before they become a problem.
💬
Portfolio Q&A
Ask anything: "Which unit has the lowest margin?" "What's my total vacancy cost this year?" "Where am I leaving money on the table?" Real answers, not a spreadsheet.
Dr. Cashflow — Live demo
Which of my units has the most rent upside right now?
Unit 2A at Birchwood Commons is the biggest gap — you're at $1,850/mo against a comparable market rate of $2,145. That's $295/mo you're not capturing. Lease renews in 47 days — I'd start that conversation this week.
Where are my repair costs trending?
Repairs at Oak Street Duplex are up 38% YoY — one vendor accounts for 71% of that spend. Worth getting a second quote before your next call-out. I can pull the full breakdown if you want to compare.

Questions

Common questions

How much does PurelyREI cost?

$75 per month base, plus $15 per unit per month, and a one-time $300 setup fee that includes the Optimized Blueprint audit and full onboarding. Flat pricing — never a percentage of your rent. A six-unit portfolio runs $165 a month.

Is PurelyREI bookkeeping software or a bookkeeping service?

Both, and what matters more is what comes after. A trained Virtual Assistant categorizes and reconciles your transactions daily, so the books are current instead of batched at month-end. The dashboard and Dr. Cashflow then interpret that data — recording it is where ledger software stops.

How is this different from REI Hub, Stessa, or QuickBooks?

Those are ledgers. They record what happened and leave both the reconciling and the interpreting to you. PurelyREI does the recording for you, then adds what a ledger doesn't have: which property is actually performing, where cash flow is leaking, and what to do next.

Who is it for?

Landlords who manage their own rental properties — from a single rental up to a multi-property portfolio. Long-term and short-term rentals both.

Do I have to switch banks or accounting software to start?

No. Onboarding starts with an Optimized Blueprint audit of the legal, accounting, banking and rent-collection setup you already have, and works from there. There's no forced migration.

How long does setup take?

About a week from signing up to hands-off.

Does PurelyREI file my taxes?

No. It keeps your books tax-ready and your profit and loss accurate year-round, so whoever files — your CPA or you — starts from clean numbers instead of reconstructing the year in March.

Can I see where my own portfolio stands first?

Yes. The Portfolio Health Check is a free two-minute assessment that scores six areas of your portfolio and returns a written analysis of where the gaps are. No card required.

Ready to see it on your own numbers?

30 minutes on your portfolio, and what PurelyREI would actually do with it.
